This study investigates the heterogeneous effects of inventory on the profitability of listed real estate firms in Vietnam over the 2019-2025 period. Using a balanced panel dataset of 45 firms (271 firm-year observations), the study employs a fixed-effects model with cluster-robust standard errors to control for unobserved firm specific effects and heteroskedasticity. The results indicate that inventory has a negative effect on profitability for the full sample. However, when the sample is divided according to the median inventory ratio, this negative effect remains significant only for firms with high inventory levels, while it becomes insignificant for those with low inventory levels. These findings suggest that full-sample estimations may obscure heterogeneous inventory-profitability relationships across firms with different inventory levels. The study provides new empirical evidence on the heterogeneous effects of inventory on corporate profitability and implies that inventory management strategies should be tailored to firms' inventory characteristics.
